1. Who is responsible for your information

2. What information we collect

We collect only what you give us, plus minimal technical data needed to operate the site:

• Information you provide — name, email, phone, company affiliation (if applicable), property address (for distressed property inquiries), tract description (for title inquiries), and any details you include in your message. You decide what to share.
• Communications consent preferences — your specific choices on whether to allow follow-up contact, marketing email, and SMS. We honor each of these independently.
• Technical data — IP address, device/browser type, pages visited, referrer, and session timestamps. Standard server-log data is collected on every request to operate the site; aggregate analytics through Google Analytics 4 are only collected if you opt in via the cookie consent banner described in Section 8. This data is anonymous in our systems unless you also submit a form.
• Cookies and similar technologies — a small number of strictly-necessary local-storage values (the consent record itself, the smart intake form's seven-day progress save, and the Service Worker), plus optional functional, analytics, or marketing categories you may opt in to. The site fully functions if you decline every optional category. See Section 8 for the full list and your controls.

We do not knowingly collect "sensitive" personal information (race, religion, biometrics, precise geolocation, etc.) and we do not request it. We do not collect information from children under 13.

3. How we use your information

We use your inquiry information for these purposes only:

• Responding to your inquiry and preparing quotes or proposals.
• Performing engaged services and communicating with you about your engagement.
• Sending marketing email or SMS, only if you have specifically opted into those channels (and you can opt out at any time).
• Complying with applicable law, including tax, regulatory, and litigation-related obligations.
• Improving the website and our services in aggregate, anonymized form.

We do not repurpose your information for unrelated marketing. We do not sell or share your personal information for cross-context behavioral advertising. We do not engage in profiling that produces legal or similarly significant effects.

4. Who we share with — only as needed

We may share specific information only as needed to complete the work you have engaged us for or as required by law:

• Title insurance underwriters, attorneys you have engaged, escrow agents, and county clerks for record requests.
• Service providers operating under standard confidentiality terms — including our email host, our analytics provider, and the form-handling provider (currently Formspree where deployed).
• If a court or regulator legally compels production, we comply with the law.
• If BIC REA is involved in a merger, acquisition, or asset sale, your information may be transferred as part of that transaction. We will notify you and honor any prior privacy commitments.

We do not sell your personal information. We do not share your personal information with third parties for their own marketing purposes.

5. How long we keep your information

• Inquiries that do not become engagements: typically 24 months from last contact, then deleted from active systems. Backup copies may persist for an additional reasonable period before secure disposal.
• Active and completed engagements: retained per industry practice and applicable law — typically seven years from engagement close.
• Marketing communications: retained while you remain opted in; opt-out records retained as long as needed to honor the opt-out.
• Server logs and analytics: typically 26 months in our analytics provider's systems; raw server logs cycled within 90 days.

6. Your rights — Florida Digital Bill of Rights and otherwise

Subject to applicable law, including the Florida Digital Bill of Rights (FDBR) where it applies, you have the right to:

• Access — confirm whether we hold personal information about you and obtain a copy.
• Correct — request correction of inaccurate personal information.
• Delete — request deletion of your personal information, subject to limited exceptions (e.g., active engagements, legal hold, regulatory retention).
• Portability — receive a copy of your information in a portable format where reasonably technically feasible.
• Opt out of sale or sharing — we do not sell or share for cross-context behavioral advertising; this right is honored by default.
• Opt out of profiling — we do not engage in profiling that produces legal or similarly significant effects; this right is honored by default.
• Withdraw consent at any time for any optional processing (marketing email, SMS).
• Appeal — if we decline a request, you have the right to appeal that decision.
• Non-retaliation — we will not retaliate against you for exercising any of these rights.

We may need to verify your identity before responding to a request that would disclose information about you.

7. Security

We use reasonable technical and organizational measures appropriate to the nature of the information and the size of our practice — including encryption in transit (HTTPS), access controls limiting internal review to staff with a legitimate business need, and standard secure-disposal practices for paper records. No method of transmission or storage is perfectly secure; we cannot guarantee absolute security but we work to reduce risk.

If a security incident affects your information in a way that requires notification under applicable law, we will notify you and the appropriate authorities as required and within the applicable timelines.

8. Cookies, similar technologies, and your choices

This site uses cookies and equivalent local-storage technologies to operate, to remember preferences you set, and — only with your permission — to understand how the site is used so we can improve it. We do not use cookies for cross-site advertising, and we do not sell information to advertising networks.

You set your preferences from the consent banner shown on first visit, and you can change them at any time using the Cookie preferences link in the page footer. Your decision is recorded locally on your device and remembered for twelve months, after which we will ask again.

8.1 The categories we use

Strictly necessary (always on, no choice). These are required for the site to work and cannot be disabled in a meaningful way. They include the consent record itself, the seven-day session storage that lets the smart intake form remember your progress if you refresh, the Service Worker that enables fast and offline-friendly browsing, and the form-submission token used to deliver your message to BIC REA. None of these are used to identify you across other websites.

Functional (your choice). Reserved for preference storage that we may add in the future — for example, remembering whether you prefer the chain visualization on the methodology page to autoplay. None are currently set; the toggle records your preference so that if and when functional cookies are added, they will only operate if you have opted in.

Analytics (your choice; default off). Aggregate, IP-anonymized usage data through Google Analytics 4, used solely to understand which pages are useful and where visitors drop off. The Google Analytics script does not load at all unless you opt in. When loaded, it is configured with anonymize_ip: true, with Google Signals disabled, and with ad personalization signals disabled. Standard GA4 retention is 14 months, after which data is deleted from Google's systems. The provider is Google LLC, headquartered in the United States; transfers from the EEA, UK, or Switzerland rely on the European Commission's Adequacy Decision for the EU-US Data Privacy Framework and Standard Contractual Clauses where applicable.

Marketing (your choice; default off). Reserved for advertising or remarketing pixels (such as Google Ads, LinkedIn Insight, or Meta Pixel). None are currently active. If we ever add them, they will only load when you have opted in to this category.

8.2 Privacy signals we honor

If your browser sends a Global Privacy Control (GPC) signal — the universal opt-out signal carried by browsers such as Brave, Firefox in some configurations, and the DuckDuckGo browser — we treat it as your opt-out from the analytics and marketing categories on first visit. You can still opt in manually if you choose.

The Do Not Track (DNT) header is similarly respected on first visit, even though the standard has been formally deprecated and lacks a consistent industry response.

For California, Colorado, Connecticut, Virginia, Utah, Texas, Oregon, Montana, and Florida residents: the consent flow described above and the GPC honoring described in this section serve as our universal mechanism for honoring opt-out rights under your state's comprehensive privacy law (CCPA/CPRA, CPA, CTDPA, VCDPA, UCPA, TDPSA, OCPA, MCDPA, FDBR respectively). You may also exercise specific rights described in Section 6 by contacting us at the address in Section 11.

8.3 Third-party processors used by this site

The following third-party services may be loaded by this site under specific conditions:

• Cloudflare, Inc. (United States) — hosting and content delivery network. Strictly necessary; used on every request. Privacy policy.
• Google Fonts (Google LLC, United States) — typefaces (Cinzel, Inter) served from fonts.googleapis.com and fonts.gstatic.com. Strictly necessary for visual rendering. Google does not set cookies for the font CDN; minimal request metadata (IP, user-agent) is processed for delivery only.
• Formspree (Formspree, Inc., United States) — receives the smart intake form submissions and routes them to BIC REA's email. Strictly necessary for the form to function. Privacy policy.
• Google LLC — Google Maps (United States) — embedded map on the contact page (iframe). Loads only on that page. The iframe is set to loading="lazy" and uses Google's privacy-enhanced mode. Privacy policy.
• Google LLC — Google Analytics 4 (United States) — aggregate usage analytics. Loads only if you opt in to the Analytics category. Privacy policy.

Each of these processors operates under standard data-processing terms appropriate to their role. None of them have authority to use your information for their own marketing.

8.4 Browser-level controls

You can also restrict or block cookies and local storage entirely through your browser settings. The site will continue to function for its primary purposes, but the smart intake form's "remember my progress" feature and any other localStorage-backed conveniences will not work. Apple Safari, Mozilla Firefox, Google Chrome, and Microsoft Edge each provide controls under their privacy or security settings.

9. Out-of-state and international transfers

BIC REA operates from Florida. Information you submit will be processed in the United States. If you are accessing the site from outside the United States, you understand that your information will be transferred to and processed in the United States, where data-protection laws may differ from those in your location.

10. Changes to this policy

We may update this policy as practices change or law requires. The current version's effective date is shown below. Material changes will be reflected in updated language and a revised effective date. For significant changes affecting how we use information you have already provided, we will make reasonable efforts to notify you directly.
