BIC REA is a Sarasota-based real estate services firm specializing in comprehensive title research for energy professionals nationwide and direct cash purchases of distressed Florida properties. Owner-led, regulated, and built around the simple idea that specialist work deserves a specialist team.

Our Story

A practice built on the work, not the pitch

BIC REA grew out of decades of hands-on real estate practice — not out of a marketing department. The firm came together because its principals had spent careers doing two specific kinds of work that a lot of generalist real estate firms try to do badly: mineral title research that holds up to scrutiny, and direct purchases of properties that conventional buyers cannot or will not handle.

Both specialties demand the same thing: people who actually know the work, taking direct ownership of the file from inquiry through closing. Mineral title is not a job for a back-office contractor in another time zone. Distressed property purchases are not a job for a high-pressure salesperson reading from a script. The clients who need these services well-served deserve people who answer the phone, do the work themselves, and stand behind it.

That is the firm we built. Two services. A small team. Direct accountability. The opposite of an assembly line.

Devin founded BIC REA after more than three decades of real estate practice spanning luxury residential, commercial investment, and mineral rights research. He personally leads the firm's most complex mineral title engagements and oversees every distressed property acquisition.

Chief Operating Officer

Sandra leads BIC REA's mineral title research and curative work, and also handles distressed property acquisitions and probate matters. A private investigator and paralegal, her practice covers chain-of-title verification, runsheet preparation, due diligence packaging, and identification of curative paths for defective titles across more than 30 states.

Chief Executive Officer & Co-Founder

Christian leads BIC REA's distressed property acquisitions and the analytical work behind every offer, and also takes on mineral title engagements. His practice focuses on properties with code violations, complex title situations, and other complications that require a buyer willing to take on real risk. He is a member of the International Right of Way Association (IRWA).

A few things we believe, in practice

Specialist beats generalist

We do two things and do them well. We refer out everything else, even when it would be easy to take the work. The clients we keep are clients we can actually serve.

Plain English, in writing

Engagement letters, offers, scope, fee, timeline — in writing, in plain language, before any work begins. If we cannot explain something simply, we keep working until we can.

No pressure tactics

Mineral title clients should compare quotes. Distressed property sellers should consult an attorney. We expect both. Sales pressure is what people without confidence in their work use.

Direct lines, fast responses

Inquiries get a reply within one business day. Engaged clients get the cell phone of the person on their file. The phone is the highest-bandwidth tool we have, and we use it.

Regulation is a feature

Florida's consumer protection statutes for distressed property purchases — Florida Statutes Chapter 501 and §501.1377 — are not paperwork friction. They are the rules that protect honest buyers and honest sellers from each other's worst-case scenarios.

Document everything

Every conclusion in a title report ties to a recorded instrument. Every distressed property offer ties to comparable sales and curative cost estimates. The file we keep is the file you can audit.
